Structural Evaluations and Repairs

The engineers' combined experience in structural evaluations
includes more than twelve hundred residential and commercial buildings. Depending on the specific
needs of the assignment, condition surveys are first conducted. Condition surveys typically begin
with a visual examination and measurements for plumb, level, and deflection. Often floor topographic
surveys are prepared. More detailed analyses such as concrete core tests, soil borings, leak tests, or
load tests are completed as needed. Garner Engineering can then assist clients in planning for any
necessary work to be completed, and in providing project management services for this work.
The engineers also have training and experience in evaluation and
resolving construction claims.

Some examples of structural evaluations completed by the engineers include:
- Identification of causes for foundation movement and recommendations for appropriate remedial
action. This often involves determining the extent of damage to a structure due to plumbing leaks
in expansive clay soils.
- Structural evaluation of the Texas Capitol dome prior to installing scaffolding. Multiple configurations
were analyzed before identifying a configuration compatible with the load-bearing capacity of the dome.
- Load tests of wood trusses to confirm adherence to design strength and specifications.
- Evaluation of building components after water, wind, or fire exposure to determine extent of damage.
